Housing Notice Validity Checker
Check whether a Section 21 or Section 8 notice served on you in England is legally valid, based on the current requirements under the Housing Act 1988 and associated regulations.
Important: This tool provides general guidance only and does not constitute legal advice. Limitation periods and legal deadlines are strictly enforced — missing them can permanently bar your claim. Always verify key dates with a qualified solicitor before relying on this output. Laws and court fee scales change; confirm current figures on the relevant official government website.
When to use this tool
Use immediately after receiving an eviction notice. Section 21 notices are subject to strict validity requirements — if any are unmet the notice is invalid and proceedings based on it will fail. You must raise invalidity at the possession hearing; do not ignore a notice even if you think it is defective.
