The Renters' Rights Act 2025 (c. 26) is the principal reform of the private rented sector in England. It received Royal Assent on 27 October 2025 and is being commenced in stages, with the central reforms — including the abolition of section 21 'no-fault' evictions — taking effect on 1 May 2026.
