When to use this tool
Use if you are a social-housing tenant (council or housing association) and you have reported, or are about to report, a hazard to your landlord. The tool tells you the maximum statutory time the landlord has to investigate and remedy, based on the hazard category and severity.
Awaab's Law (Social Housing (Regulation) Act 2023) is being phased in from October 2025. The damp/mould and fire categories commenced first; remaining categories follow in October 2026 and later phases. Confirm the current commencement order before relying on the statutory timeline.

Step 1 — Is your home social housing?
Awaab's Law currently applies to social-rented housing (council tenancies and most housing-association tenancies). It does not yet apply to the private rented sector — although the Renters' Rights Act 2025 extends Decent Homes Standard duties to the PRS.
