When to use this tool
Use if you are a social-housing tenant (council or housing association) and you have reported, or are about to report, a hazard to your landlord. The tool tells you the maximum statutory time the landlord has to investigate and remedy, based on the hazard category and severity.

Step 1 โ Is your home social housing?
Awaab's Law currently applies to social-rented housing (council tenancies and most housing-association tenancies). It does not yet apply to the private rented sector โ although the Renters' Rights Act 2025 extends Decent Homes Standard duties to the PRS.
