When to use this tool
Use immediately after receiving an eviction notice. Section 21 notices are subject to strict validity requirements โ if any are unmet the notice is invalid and proceedings based on it will fail. You must raise invalidity at the possession hearing; do not ignore a notice even if you think it is defective.
