Renters and Landlords
Housing law for tenants and landlords in England, with the Renters' Rights Act 2025 reform at the centre.
Overview
The Renters' Rights Act 2025 is the most significant overhaul of the private rented sector in England since the Housing Act 1988. Section 21 'no-fault' eviction is abolished, AST tenancies are converted to open-ended assured tenancies, rent increases are capped to once per year with tribunal challenge, and a new Landlord Ombudsman and Privately Rented Property Database are introduced. This cluster also covers leaseholder rights, mortgage repossession, building safety remediation, and homelessness duties.

When to get advice
Free advice from Shelter, Citizens Advice, or a law centre. For possession proceedings, the Housing Loss Prevention Advice Service (HLPAS) provides means-tested legal aid at the courthouse. For complex leasehold or building safety claims, instruct a property litigation solicitor.
